The entrance is the first thing residents and visitors see every evening in December, and in master-planned communities across Jacksonville, St. Johns and Clay it carries a lot of weight: tall palms along the boulevard, a monument wall with the community name, a fountain or roundabout, a gatehouse, and a clubhouse or amenity center a little further in. We light those for the season — on timers, with service calls through December and takedown on the date the board or manager sets.

Communities like Nocatee's villages, the Fruit Cove and Julington Creek neighborhoods, World Golf Village and Fleming Island have exactly this layout, and so do many smaller HOAs. Every site is different, so HOA work is priced by site survey and a written proposal, not by the foot.

How it works with a board or manager

  1. Site surveyWe walk the entrances and buildings, count palms and trees, measure rooflines and walls, and check where power is available.
  2. Written proposalUsually two options at different budgets, with photos or mock-ups, the install and takedown dates and what service is included.
  3. PaperworkMost management companies ask a vendor for a certificate of insurance and a W-9 before work starts — ask us for ours with the proposal.
  4. After-hours installEntrances are installed when traffic is light, with cones and a spotter at the road where needed.
  5. Season serviceIf a section goes dark or a storm loosens a run, call — service calls through the season are part of the proposal.
  6. Takedown on your dateEverything comes down by the date the board sets in January.

Power at the entrance

Entrance features often have limited power: a single outlet at the monument wall, a landscape-lighting transformer, or a circuit shared with irrigation. We plan the design around what's there, use efficient commercial LED and timers, and tell you before install day if more power is needed. We never modify the community's wiring; if a new outlet is needed, that's a job for a licensed electrician hired by the association.

Planning the budget

  • Start with the main entrance. It's what everyone sees; add secondary gates and the clubhouse in later years.
  • Palms carry the most impact per dollar. A row of wrapped boulevard palms reads from far down the road.
  • Book early. HOA installs need daylight survey time and after-hours install slots; boards that approve in September or October get the best dates.
  • Think about permanent for the clubhouse. If the clubhouse roofline is lit for many events a year, permanent LED can cost less over time.

How much does HOA holiday lighting cost?

It depends on the number of entrances, palms, walls and buildings, so every community gets a site survey and a written proposal. Many boards start with the main entrance and add more in later years.

Can you install outside of busy hours?

Yes. Entrance installs are scheduled when traffic is light, and we coordinate with gate staff and the management company.

Do you provide insurance documents?

Yes — ask for our certificate of insurance and W-9 with the proposal.

Who takes the lights down?

We do, by the date the board sets in January, and every clip and cord is removed.

Can residents book their own homes too?

Yes, inside the association's guidelines. Streets booked together are scheduled on the same day.
