Oakleaf Plantation is the large master-planned area in northern Clay County, west of Argyle Forest and the Duval line: about 8,000 detached homes in the Census count, a median build year of 2007, 78 percent owner-occupied, a median value near $309,000 and a median household income around $111,000. The houses are newer and similar to each other — one- and two-story stucco or siding homes with a two-car garage on the front, a hip or gable roof and young palms or crape myrtles in a front bed. That sameness is useful: when a design works on one Oakleaf house, it works on the street, and the price is easy to predict. Most of our Oakleaf designs are the front roofline and garage outline in C9 warm white, the front-bed palms wrapped and a wreath on the door. Hip roofs have fewer peaks than gable roofs, so the gutter line carries the look and we keep the spacing tight and even. Eagle Landing, around its golf course, has larger lots and more trees.
