- Track — the aluminum channel under the roof edge, in a color matched to your fascia.
- LEDs — individually addressable, sealed for outdoor use.
- Controller and power supply — placed with you, usually in the garage or by an outlet.
- Installation — mounting, corners, gables, hiding the wire.
- App setup — scenes, schedules and holiday presets on your phone.
- Written warranty — terms for the LEDs, the controller and the labor.
If a quote is "per foot" but the controller, power supply or install is extra, compare the total, not the rate. If a new outlet or hard-wiring is needed, that part is done by a licensed electrician and listed separately on the quote.
What permanent lights cost by roofline

What moves the price
- Feet of roofline. The biggest number; you choose which sides of the house to light.
- Height. Two-story eaves need more ladder work and time.
- Number of runs. Each separate run needs its own wire path and sometimes extra power.
- Roof shape. Lots of short gables and corners cost more per foot than one long straight eave.
- Power. An existing outdoor GFCI outlet near the controller keeps it simple; a new outlet is extra.
- Fascia condition. Rotten or loose fascia should be repaired before anything is mounted.

How to pay less for permanent lights
- Light the front first. The street side is what people see; add the sides later with the same system.
- Keep runs continuous. Fewer, longer runs cost less per foot.
- Use the outlet you have. Placing the controller near an existing outdoor outlet avoids electrical work.
- Install off-season. Permanent lights can go up any month; spring and summer have the most open dates.
